What does Rent360 do?

Put simply, Rent 360 connects investors directly to licensed, experienced property managers to look after their property. We provide the property manager with all the tools, software and support they need to successfully and expertly manage your property.

Who is behind Rent360?

We are a team of real estate and technology professionals who knew there had to be a better way to manage properties. We are all avid property investors ourselves and saw a gap in the market to not only help exceptional property managers to start their own business but offer investors the opportunity to connect directly with these super stars and build long term relationships with them.

Why do property investors use Rent360?

Investors are savvy and buy property to grow wealth. They hire a property manager because they want an expert to manage their property and grow their investment. The fact that they can partner with the owner of the business and at a transparent, all inclusive fee is very appealing. With Rent360 they also get an easy online experience which is less hassle for them. They can view information about their property 24/7 and can set up simple communication parameters so it’s seamless for both you and the investor to communicate and work together irrespective of whether they are in the neighbouring suburb or on the other side of the world.

Who owns the Rent Roll?

You own the rent roll, 100%.

How and when do I get paid?

You deduct your flat fee every month from the owner’s account as you normally would and we will pay you every month on your product commissions based on what your owners have bought in terms of upgrades and products/services.

Why would I charge a lower fee, won’t it diminish the value of my rent roll?

No, it won’t diminish your rent roll as the business leads you receive from Rent360 are incremental, or, business you wouldn’t have if you weren’t part of the platform. Also, the fee is still based on a % of rental income so you benefit from the upside of increased rental values achieved. 

You are able to charge the lower fee as we offer aggregated pricing on costs which means that you don’t have all the typical costs a traditional agency would have. We believe these savings can be, in part, passed onto the investor and that’s part of the reason Rent360 is so successful. We are thinking of the value to the investor and the property manager. It’s a win win!

Can I negotiate the Fee Quote displayed to the client?

Yes. The management, leasing and advertising fees are quoted to prospective clients immediately after they complete the property brief form. This is based on a combination of effort (determined by our algorithm) and the weekly rental amount. However, it is just a quote and it can be negotiated with the client. Please note that it is a competitive process between you and up to 2 other property managers so changing your fees during the negotiation may not help your chances of securing the management.

Am I able to sign up property investors using my own Management Agency Agreement?

No. All Rent360 generated leads i.e. those that come to you from the Rent360 marketplace must be signed up using the Rent360 platform. We use a widely accepted MAA pro forma and our electronic signing technology which dynamically overlays the investor’s and your information onto it.

Am I still charged a referral fee if the owner decides to cancel the MAA soon after it is signed?

Yes. The referral fee is only based on the Management Fee. It is not a % of the leasing fee.  The Rent360 referral fee will only be charged once the MAA is duly signed by both the owner and manager. The termination notice is based on 30, 60 or 90 days (determined by you upon signup).


Rent360 cannot be held responsible for any interaction between you and the owner post signing the MAA and therefore the referral fee will be charged in full. However, you may appeal to Rent360 for an exemption which we may provide in our sole discretion on a case by case basis.


What is the criteria to become a Rent360 property manager?

   You are a property management specialist with 5+ years’ experience

   Hold a valid real estate license or are willing to get one (we can help with this)

   Have a proven track record of delivering great results for your clients

   Have extensive knowledge of the areas you will service

   Have a high level of organisation and time management skills

   Have excellent presentation and communication skills

   Own a reliable car and have a valid Driver’s License

   Are dedicated to learning, improving and achieving a work life balance
